Les villas des quartiers nord de la ville de Tunis : entre Lafayette et Mutuelleville 1900-1935

Résumé
Nous proposons, à travers cet article, de repérer les différents quartiers pavillonnaires qui constituent la partie nord de la ville de Tunis pendant la première moitié du XXe siècle. Initiés et bâtis par des Européens, ces quartiers ne sont pas dédiés qu’à un seul groupe social mais reflètent une ségrégation sociale opposant les bourgeois aux ouvriers à travers les infrastructures urbaines établies et l’architecture des villas.
Nous essayons, aussi, de comprendre le processus d’élaboration de ces quartiers pavillonnaires, et nous cherchons à démontrer que la villa, bien qu’adoptée par les deux classes sociales, se distingue et s’adapte selon les besoins de chaque classe. En analysant ces différences, nous souhaitons mettre en lumière les caractéristiques de l’habitat de chaque groupe et révéler ce qui fait la particularité de l’habitat de type villa à cette époque.

Abstract
We propose, through this article, to identify the different residential neighborhoods that constitute the northern part of the city of Tunis during the first half of the 20th century. Initiated and built by Europeans, these neighborhoods are not dedicated to a single social group but reflect a social segregation opposing the bourgeoisie to the workers through the established urban infrastructures and the architecture of the villas.
We try also to understand the process of development of these residential neighborhoods, and we seek to demonstrate that the villa, although adopted by both social classes, is distinguished and adapts according to the needs of each class. By analyzing these differences, we wish to highlight the characteristics of the habitat of each group and reveal what makes the particularity of the villa-type habitat at this time.

الملخص
نقترح من خلال هذا المقال تحديد الأحياء السكنية المختلفة التي تشكل الجزء الشمالي من مدينة تونس خلال النصف الأول من القرن العشرين. تم إنشاء هذه الأحياء وبناؤها من قبل الأوروبيين، وتقتصر على فئة اجتماعية واحدة فقط، بل تعكس انقسامًا اجتماعيًا يفصل بين البرجوازية وطبقة العمال، وهو ما يتضح في البنية التحتية الحضرية المنشأة وفي تصميم الفيلات.
نسعى أيضًا إلى فهم كيفية تطوير هذه الأحياء السكنية، ونسعى إلى إثبات أن الفيلا، رغم تبنيها من قبل طبقتين اجتماعيتين، تتميز وتتكيف وفقًا لاحتياجات كل طبقة. ومن خلال تحليل هذه الاختلافات، نرغب في تسليط الضوء على خصائص مسكن كل مجموعة وكشف ما يجعل الفيلا فريدةً في تلك الفترة.
