Vers une réhabilitation énergétique de l’architecture moderne
Immeubles d’habitation du quartier de St Exupéry à Tunis

Résumé

Cet essai se propose de présenter les résultats d’une étude de réhabilitation thermique de l’enveloppe du bâti permettant de se conformer à la réglementation thermique tunisienne tout en préservant l’identité architecturale du bâtiment. Ces résultats sont issus de simulations dynamiques à partir de maquettes numériques.

Le corpus considéré dans cette étude correspond aux immeubles d’habitation du quartier de Saint-Exupéry à Tunis. Un quartier édifié au début des années 50 selon un plan d’aménagement proposé par le Commissariat de la Reconstruction au Logement dirigé par Bernard Zehrfuss. Ces immeubles font partie d’une commande au profit de l’Office Tunisien du Logement de l’Aviation (O.T.L.A).

La méthodologie envisagée consiste, après avoir dégagé les spécificités architecturales de cet ensemble bâti et questionné ses habitants, à analyser la performance thermique d’un appartement témoin à partir de mesures in situ et de simulations. Les variables analysées sont la température de l’air intérieur, les flux radiatifs et convectifs échangés et l’énergie stockée dans l’enveloppe.

Les résultats obtenus laissent envisager des solutions à caractère non invasif (tel que l’ajout d’isolants thermiques au niveau des parois, l’installation de double vitrage, etc.) permettant d’impacter sur la consommation énergétique du bâtiment dans le respect des spécificités architecturales.

Ce type d’approche peut ainsi mettre l’accent sur la nécessité d’entreprendre des travaux de réhabilitation face à l’état d’abandon des bâtiments emblématiques de l’architecture moderne en Tunisie. Compte tenu de l’indisponibilité d’une réglementation relative à la réhabilitation en matière de lois, de programmes, d’outils et de cadres institutionnels, les opérations de réhabilitation énergétique représentent un défi de taille.

Abstract

This paper is intended to present the results of a thermal rehabilitation study of the building envelope, which makes it possible to comply with Tunisian thermal regulations while preserving the architectural identity of the building. These results are derived from dynamic simulations using numerical models. The corpus considered in this study corresponds to the residential buildings of the Saint-Exupéry neighborhood of Tunis. A neighborhood built in the early 50s according to a development plan proposed by the Reconstruction and Housing Commission headed by Bernard Zehrfuss. These buildings are part of an order for the benefit of the Tunisian Aviation Housing Office (O.T.L.A).

The methodology envisaged consists, after having identified the architectural characteristics of this built assembly and questioned its inhabitants, in analyzing the thermal performance of a control apartment from in situ measurements and simulations. The variables analyzed are the temperature of the indoor air, the radiative and convective fluxes exchanged and the energy stored in the envelope.

The results obtained suggest non-invasive solutions (such as the addition of thermal insulators at the walls, the installation of double glazing, etc.) which make it possible to have an impact on the energy consumption of the building while respecting the architectural specificities.

This type of approach can emphasize the need to undertake rehabilitation work in the face of the abandoned state of Tunisia’s iconic buildings of modern architecture. Given the unavailability of rehabilitation regulations in terms of laws, programs, tools and institutional frameworks, energy rehabilitation operations present a significant challenge.

الملخص

يقترح هذا المقال تقديم نتائج دراسة إعادة التأهيل الحراري لغلاف المبنى ليتوافق مع اللوائح الحرارية التونسية مع الحفاظ على الهوية المعمارية للمبنى. تأتي هذه النتائج من المحاكاة الديناميكية من النماذج الرقمية.

تتوافق المجموعة التي تم تناولها في هذه الدراسة مع المباني السكنية في منطقة Saint-Exupéry في تونس. حي تم بناؤه في أوائل الخمسينيات من القرن الماضي وفقًا لخطة التنمية التي اقترحتها مفوضية التعمير والإسكان التي يديرها برنارد زيرفوس. هذه المباني هي جزء من أمر لصالح مكتب إسكان الطيران التونسي.

تتكون المنهجية المقترحة، بعد تحديد الخصائص المعمارية لهذا المجمع المبني واستجواب سكانه، لتحليل الأداء الحراري لشقة نموذجية من القياسات والمحاكاة في الموقع. المتغيرات التي تم تحليلها هي درجة حرارة الهواء الداخلي، والتدفق الإشعاعي والحمل الحراري المتبادل والطاقة المخزنة في الغلاف.

النتائج التي تم الحصول عليها تشير إلى حلول غير غازية (مثل إضافة العزل الحراري على مستوى الجدران، وتركيب الزجاج المزدوج، وما إلى ذلك) مما يسمح بالتأثير على استهلاك الطاقة للمبنى وفقًا للمواصفات المعمارية.

يمكن أن يؤكد هذا النوع من النهج على الحاجة إلى القيام بأعمال إعادة التأهيل في مواجهة حالة التخلي عن المباني الرمزية للعمارة الحديثة في تونس. نظرًا لعدم توفر لوائح إعادة التأهيل من حيث القوانين والبرامج والأدوات والأطر المؤسسية، فإن عمليات إعادة تأهيل الطاقة تمثل تحديًا كبيرًا.
